East Liberty Snags Patron Mexican Grill


Great news for foodies out there, East Liberty is gaining a new restaurant: Patron Mexican Grill. Get your appetite ready!
Walnut Capital Partners is leasing a 6,000-square-foot space in the first floor of its Highland Building redevelopment in East Liberty to Patron Mexican Grill.

With established locations in Wexford, O’Hara Township and Monroeville, Patron expects to establish a larger restaurant with ample seating both indoor and outdoor in warmer months, a larger bar to serve a more urban clientele of singles and young couples while serving the same variety of traditional Mexican dishes and drinks as its other restaurants.

Martin Bolanos, owner of Patron along with other restaurants in the Chattanooga, Tenn., area, said he expects to open the new Patron in East Liberty by next summer when the building’s construction is completed after more than 25 years of sitting empty.

“We’re going to go there because we want some presence in the city of Pittsburgh,” said Bolanos. “We think it can be a good area for us.”

Pittsburgh's Housing Market Booms


Pittsburgh's residential real estate market continued at a torrid pace in November.

There were 2,646 homes placed under sales agreement in the Pittsburgh region, a 9.11 percent increase compared to November 2011, according to data released Wednesday by West Penn Multi-List. Average home sale prices up are up 7.8 percent to $157,050 compared to a year ago and homes are on the market five days fewer -- 89 days -- than they were in November 2011. Home listings are down 1.1 percent to 1,123. 
That's continued a trend for all of 2012, where homes placed under agreement are up 10.8 percent and average home price is up 5.7 percent to $166,012. 
"Buyers are taking advantage of more than appealing interest rates, and sellers are benefiting from the active market, smaller than normal inventory of homes for sale and increasing average sale prices," Barbara Kohl, executive vice president of the West Penn Multi-List Inc, said in a prepared statement. "With fewer homes listed for sale, buyers are moving quickly to make offers on homes that are priced right."

TechShop Coming to Bakery Square


It looks like TechShop might open in Bakery Square, a major win for techies in the Burgh! They're not positive when people will be able to sign up for membership, but reports say it will not be long.

Information about the Pittsburgh’s TechShop seems to be coming in at a trickle, but, judging by emails I have received inquiring about it ‘burgh techies, geeks and makers are very excited.

The latest news appears to be that the space will be opening in Bakery Square sometime in the first quarter of 2013.

J.R. Yoccco, a retail broker and leasing manager for Grant Street Associates the group that represents retail space at Bakery Square, told our real estate reporter Tim Schooley the TechShop has officially leased 16,000 square feet and the target to open is early next year.

“The enthusiasm from the local community is just off the charts with this one,” Yocco said. “Googlers are very happy about it because it gives them the change to work on some personal projects.”

New Hotel in the Strip District


Walnut Capital Partners plans to develop 1400 Smallman St into a new hotel for the Strip District, and will soon be choosing the right hotel brand to run it. The $20 million project hopes to carve out a much needed space for visitors to the city of Pittsburgh.

Celebrity chef Lidia Bastianich may soon have a new place to stay when she visits her Lidia’s Pittsburgh restaurant in the Strip District. 
Walnut Capital Partners is moving forward with a plan to redevelop the 1400 Smallman St. property, an entertainment complex it first opened in 2001 and the location for Lidia’s Pittsburgh, into a new hotel project. 
Todd Reidbord, president of Walnut Capital, said his firm is working with Concord Hospitality on choosing the right hotel brand, and he hopes to begin construction on what he estimates will be a $20 million-plus project shortly after the new year.

While Pittsburgh city operations are continuing as normal — including, for now, scheduled trash pickups — emergency personnel are preparing to respond to days of high winds, flash flooding and power outages, Mayor Luke Ravenstahl said today at an afternoon conference with the city's press. 
The city's Halloween Trick-or-Treat night has been rescheduled from Wednesday evening to 5:30 p.m. to 7:30 p.m. Saturday, Nov. 3. 
Otherwise, "we're planning to conduct business as usual," he said. "We're not changing our daily routine."

Pittsburgh: Home to Top Workplaces


Pittsburgh is quickly becoming one of the best places in the U.S. to find a job, and now it seems that we're becoming a top city to keep a job! It seems that the city isn't just a great place to live, but it's a great place to find great employment, love your job, and build a career for yourself!
This second annual Top Workplaces section challenges our misconceptions about what it means to work in Western Pennsylvania. Turns out there are some impressive employers out there. 
The list, like our region's economy, is dominated by employers in the medical and educational sectors. But there also are a large number of charitable nonprofits on the list. The professional and retail sectors also are well represented. 
Missing from the list are most manufacturers and many of the region's heavy hitters, whose names appear most regularly in the news. Primarily, that is because they chose not to participate in the survey by the Post-Gazette's research partner, WorkplaceDynamics, which calculated the list of top workplaces. 
We're hoping that changes next year and more employers step up to be recognized for making Pittsburgh not just one of the best places to live, but one of the best places to work, too.

Bakery Social To Open in Bakery Square


Bakery Square will soon be working on Bakery Social, a new fun, casual and interesting sit-down restaurant at the heart of the complex. The concept is to make a restaurant perfect for young tech workers in the area which offers a different dining experience. We can't wait to see the final result!
Walnut Capital Partners didn’t have to look far for its new restaurant and bar concept expected to open in Bakery Square after the new year. The company reached into the same building in which its offices are located to partner with long-established Shadyside restaurateur Gregg Caliguiri and company on a new concept to be called Bakery Social. 
"It’s going to be a casual sit-down restaurant, full service. a fun bar that possess the energy that Bakery Square needs,” said Caliguiri, who said to expect a new restaurant that will appeal to the young tech workers and other denizens of the growing Penn Avenue corridor. “I‘m pretty certain that all those folks are looking for more a complete meal and an atmosphere where they can go and hold a meeting.” 
Expect a menu of gourmet pizzas, salads and warps along with range of craft beers and cocktails, said Caliguiri, who added the plan calls for offering private meeting spaces as well.

Pittsburgh Ranks High On Economic Index


Pittsburgh stays on top of the nations economy again, this time ranking in the top 10 in the On Numbers Economic Index. The ranking is based of off indicators that analyse 18 statistical indicators including unemployment, earnings, housing-price appreciation, and others.
Pittsburgh is ranked at No. 9 in the index that measures 18 economic indicators through October. Pittsburgh, Boston and Columbus, Ohio, are the only three east of the Mississippi River. 
The region's home value prices and private sector growth rate since 2007 is what makes Pittsburgh so high up on the list. Leading the list is Oklahoma City.

Oakland's Lulu's Makes National List


Lulu's, the famed noodle restaurant in Oakland, made it on a national list of 100 delicious restaurants along with two other Pittsburgh eateries!

Three Pittsburgh-area restaurants have made it onto a national list of the top 100 "Cheap Eats" -- but none from Philadelphia or anywhere else in Pennsylvania.  
Primanti Brothers in the Strip District, Lulu's Noodles in Oakland and SMOKE Barbeque Taqueria in Homestead made the list compiled by mobile restaurant company Urbanspoon.  
They were the only three restaurants in Pennsylvania to make the list, which included 27 states and 61 metro regions. You can find the entire list on the Urbanspoon website.

A Guide to Squirrel Hill


Situated between the city’s two largest parks and stabilized by a large, multi-generational population, Squirrel Hill has long been one of Pittsburgh’s most pleasant neighborhoods. Rich Feder, the urban planner who compiled the Squirrel Hill Urban Coalition’s master plan, says this tree-shaded locale has never needed an overhaul in the way other parts of the East End have, though the coalition seeks to tweak and preserve various aspects of it (and to mitigate the parking problem that has been an issue in Squirrel Hill since the advent of cars).

Shopping 
Independent purveyors of fashion also include The Pussycat Unlimited, a lingerie store in town since 1969; A Child’s Wardrobe and Adults Too, which sells gently used clothing in all age brackets, and Knit One, which deals in raw materials for and the products of the suddenly chic handicraft hobby. Zipper Blues features women’s casual chic, specializing in premium denim and vintage tees. More formal women’s wear can be found at Capriccio, and men’s needs are cared for at Charles Spiegel.

Dining 
Squirrel Hill has never lacked for restaurants. Formal and causal options and American and exotic ones dot the neighborhood. Some established eateries have tested their franchising potential or by opening an outpost in the neighborhood’s fertile ground. Cuzamil, a Mexican joint, and Sree’s, an Indian one, both had locations downtown before expanding to Murray Avenue. 
Bars and Coffee Shops 
The ample foot traffic of students of the high school, undergrad and grad variety makes Squirrel Hill a haven for hang-out places. The 61C Café, which shares a name with the Port Authority route that treks through the neighborhood, has existed since the coffee shop explosion of the early ’90s. Everything is good, though granola and smoothies are probably the two menu items the 61C provides better than anyone else.

Bakery Square Gets CMU's Software Unit

First it was Google. Now Carnegie Mellon University's Software Engineering Institute is headed to Bakery Square in the East End. 
The federally funded research and development center is expanding by renting about 38,000 square feet in the mixed-use development in Larimer. With the move, all 260,000 square feet of office space in the former Nabisco plant has been taken. 
In a statement announcing the lease, Paul Nielsen, the institute's director and CEO, said its headquarters will remain in Oakland near the CMU campus. He added the new space "will help us prepare for the anticipated growth of our programs in software engineering and cybersecurity."

Bakery Square 2.0 Passes First Hurdle

The proposed Bakery Square 2.0 development at the former Reizenstein School cleared a key hurdle Tuesday, winning approval from the city planning commission for a zoning change needed to advance the project. 
In a 5-0 vote, commission members recommended the creation of a specially planned district to govern development of the 20-acre site, which would encompass the current Bakery Square complex. The proposed zoning change now goes before city council for final approval. 
With Tuesday's action, which also included approval of a preliminary development plan, the project is on track to begin in January with the demolition of the Reizenstein School. Developer Walnut Capital expects to close on the $5.4 million property purchase by the end of the year. 
The $120 million-plus mixed use development on the Larimer and Shadyside border will feature 400,000 square feet of office space on Penn Avenue across from Bakery Square.

The redevelopment of the Reizenstein School site along Penn Avenue is a unique opportunity to extend the success of Bakery Square and achieve a complete city neighborhood where Pittsburghers can live, work, and play within one tightly knit community. This project will build on the assets of Bakery Square’s emerging role as a major destination in the East End, with excellent transit access and parking to support it. The Bakery Square 2.0 Master Plan, developed for Walnut Capital, completes the vision of a mixed-use zone that draws on the historic character of the adjacent Shadyside neighborhood with its density, variety, and walkability.

Buildings will be designed to LEED Silver standards, using passive and active strategies to capitalize on this solar orientation. Internal streets will be built to minimum dimensions in order to reduce impervious surfaces and privilege the pedestrian over the automobile.

Walnut Capital is proud to announce its official plans for Bakery Square 2.0. Another building in East Liberty will be converted into Bakery Square office space and condominiums. Mayer Ravenstahl commented “We’re gonna create hundreds of jobs here on this site on top of the thousands that we’ve already created, so the momentum is there and we’re really excited about this announcement.”


More economic development is coming to the east end of Pittsburgh.

Walnut Capital, the developer that converted the old Nabisco Bakery on Penn Avenue into Bakery Square, is planning to expand across the street.

Joe Mama’s offers half off pizza daily from 4-5 p.m. Mad Mex serves most of its menu items at half price every day from 11 p.m.-1 a.m., along with $7 Big Azz (double sized) margaritas from 4:30-6:30 p.m. India Garden offers an all-you-can-eat Deluxe Dinner Buffet (offered Sunday and Tuesday) for $8.99, half off appetizers from 6-8 p.m., and half off dinner entrees from 5-6 p.m. and then again from 9-11!

Phipps Conservatory grants the public an occasional free or half off admission day throughout the year, but families can get a great deal without the wait. The Nationality Rooms at the University of Pittsburgh's Cathedral of Learning are a fantastic way to be culturally entertained on dime. Admission is only $3 for adults and $1 for children age 8-18. Children under 8 are always free.

Roads to be Made Safer for Cyclists in Oakland


Oakland is getting ready to make a significant effort in ensuring cyclist safety in the city. After a two days of work-shopping the issue, new bike tracks will be placed in strategic areas of Oakland, taking bike commuters out of dangerous intersections.

After two days of ThinkBike workshops, the City of Pittsburgh is ready to bring the highest level of bicycle infrastructure to Oakland.

Based on the recommendations of Dutch mobility experts, the City is beginning the process of installing separated cycle tracks in the Fifth-Forbes corridor of this heavily trafficked neighborhood.

According to the City's Bicycle and Pedestrian Coordinator Stephen Patchan, cycle tracks represent the most progressive piece of bicycle infrastructure currently available, and offer the highest level of safety for both cyclists and motorist.

Cycle tracks are on-street, bicycle-only paths, and often include physical barriers, such as curbs, between automobiles and cyclists. In Homestead, a cycle track was recently installed along the Great Allegheny Passage. The proposed track in Oakland would be the first in Pittsburgh.

Pittsburgh Seeks To Become An Urban Forest!

The city of Pittsburgh currently houses more than 2.5 million trees... but that's not good enough for the city. There are currently plans to add to the huge number by more than 20% over the next 20 years! Why is this good for the city? The city's current trees have sequester 13,900 tons of carbon dioxide a year, saved residents $3 million in energy bills last year and remove 519 tons of pollution at a savings of $3.6 million a year. Street trees alone diverted 41.8 million gallons of stormwater last year.

The Post-Gazette did a story about bringing this new forest to the city, Michael Henninger writes:


As the bus lumbered through the city on a day that cried for shade, Arthur "Butch" Blazer fanned the barely conditioned air with his black Western hat. At every turn, trees swept past the windows -- the mature canopy in Allegheny Cemetery, the new line of saplings in the median on Penn Avenue in East Liberty -- until the bus stopped in North Point Breeze at Tree Pittsburgh's seedling nursery.


Mr. Blazer, the U.S. Agriculture Department's deputy under secretary of agriculture for natural resources and environment, joined Tree Pittsburgh's Thursday afternoon tour, after which it presented its urban forest master plan at an evening reception at Bar Marco in the Strip.
The $275,000 plan resulted from two years of data collection, analysis, consultations and benchmarking, and the USDA helped pay for it.


"The master planning process here is extremely important because it connects to the president's Great Outdoors Initiative," Mr. Blazer said. "When people think 'great outdoors,' they think of places like Yosemite. They need to start thinking about places like Pittsburgh, too. Eighty percent of our country's population is in urban areas, and we know the importance trees have on the psyches of humans."

The writer spent a weekend here on one of our lovely-weather weekends toward the end of May, and here's what they had to say:


Except for two football Sundays a year, when the colors you wear can spell life or death, Pittsburgh and Cleveland are sister cities.


It's not the architecture. Pittsburgh has more of an East Coast feel to its neighborhoods than Cleveland -- more Queens than West Park.


It's because the two places are so complementary: We have the orchestra and an art museum full of Old Masters; they have Andy Warhol and an internationally celebrated festival of contemporary art every few years. We have the Heights and acres of Tudor homes; they have Shadyside and Squirrel Hill, where old money meets students with nothing going on but the rent.

Makeover Plans Revealed for East Liberty Buildings


The historic Highland Building in East Liberty will be getting a makeover that will “restore it to its original 1909 Grandeur”! This will be an estimated $30 million project to convert the Highland Building and the adjacent Wallace Building into apartments which will have over 110 units.

Although one of the goals of the project is to restore the original look of both buildings as much as possible, it’s planned that the first floor will contain a fitness center, a community room and management offices.

Gregg Perelman, a Walnut Capital principal, said the apartment units should be ready by June 2013. The one-bedroom units will start at $1,100 a month.

He believes the space will attract a lot of attention from young professionals and graduate students who are attending the nearby universities as shuttles to Carnegie Mellon University and the University of Pittsburgh run by the Highland Building.

Etymology of Pittsburgh

It was during my annual Thanksgiving baking frenzy that the correct pronunciation of pecan suddenly became important to me. Did I make PEE-can fudge, PEE-cahn fudge or peh-CAHN fudge? Confused, I did what any person does when they don’t know the answer to a puzzle: I asked my Twitter followers. Huge mistake.

“I can tell you with 100% certainty that the correct pronunciation is PEE-can.”

“Please. Everyone knows it’s peh-CAHN.”


There wasn’t a clear-cut answer. In fact, some people even told me that the actual nut is called a “peh-CAHN,” but after you bake it in a pie, it mysteriously transforms into a “PEE-can.” Those people were unfollowed. I can’t tolerate that kind of ridiculousness in my life.

This is where linguistics professor Bert Vaux of the University of Cambridge, United Kingdom comes in. While teaching at Harvard, Dr. Vaux, whose parents were from Pittsburgh, surveyed more than 10,000 people all over the country to get an understanding of regional dialects.
He sent me the data. From there, I took to Excel to pull out the responses from the greater Pittsburgh region. And from there, I really wished I had paid more attention in Excel class. If I knew how to use a pivot table, it would have saved me the pencil, paper and abacus route I took to extract this information … for you. You’re welcome.

T Station Expands Travel on North Shore and Offers Free Rides!



Heading to the North Side of Pittsburgh anytime soon? Thanks to a funding agreement between the Pittsburgh SteelersRivers Casino and Port Authority the "T" will be offering a Free Fare Zone along the North Side of Pittsburgh for easy access to Heinz Feild, and the Rivers Casino.

A funding agreement between the Pittsburgh SteelersRivers Casino and Port Authority—brokered by Allegheny County Executive Rich Fitzgerald—will provide free rides on the T light rail system between downtown Pittsburgh and Allegheny Station.

The three-year agreement with the Pittsburgh Steelers and Rivers Casino will extend the T’s Free Fare Zone to Allegheny Station when it opens on March 25. The light rail vehicle station is located near Heinz Field and Rivers Casino on the North Shore.

Walmart wants grocery stores in Pittsburgh



Walmart is looking at opening stores in the Pittsburgh area. How do you think this will impact the style of living for the Pittsburgh area?

Walmart wants to open grocery stores in the Pittsburgh area.  Walmart’s Neighborhood Markets would be smaller than their Supercenters and would be built in urban areas. 
 From a consumer perspective, this appears to be good news, especially for budget- conscious shoppers.
 Walmart typically builds Supercenters on the fringe of a metro area, where land is relatively cheap and space is plentiful, but now they’re looking at urban areas where good locations are harder to find.
 Since Pittsburgh has always been a good market for Walmart, it makes sense to branch out into grocery stores, giving city dwellers more low-cost options.
